  Inspection

The inspector should supply you with a written report describing the status of the property, including repairs and their approximate costs. Your real esate agent, your notary or an association of building experts could give you some references.

Make sure your inspector is covered by an errors and omissions insurance. The inspector will charge you $150 to $350 for a property of $300,000 or less.

If your offer is conditional to the results of the inspection, you must pay for it.
